What's my cell tower worth?

Cell tower contracts are valued primarily on the following five characteristics: 
 

  • Rent: Cell tower contracts that generate a higher rent are more valuable than contracts that generate a lower rent. 

  • Rent Escalation: Most cell tower contracts increase in value each year. Typically, a cell tower contract will grow 3% per year. Cell tower contracts that escalate faster are more valuable than contracts that escalate slower.

  • Carrier: Cell towers that have Verizon, AT&T, and T-Mobile as tenants are the most valuable. Sprint cell towers and smaller carrier cell towers are less valuable. 

  • Local Zoning: The more difficult it is for new cell towers to be put up in your area, the more valuable your cell tower is. 

  • Time left on Contract: The time left on your contract can affect its value. If a buyer thinks that they will be able to renegotiate your contract in the near future, it may be more valuable.
